Distinguish cash needed now from a credit limit

Illustration: a renovation requires $20,000 now and uncertain later draws. Compare financing the full project upfront with a line drawn in stages. A $75,000 HELOC limit is not the same as borrowing $75,000 on day one, but minimum draws, fees and future payments still matter.

Avoid an unequal cost comparison

An interest-only draw payment is not equivalent to an amortizing refinance payment. One may leave the drawn principal unchanged.

Use the same property or clearly label a different housing scenario. Match the net funds advanced, holding period and costs being counted. Principal repayment consumes cash but reduces debt; fees and interest are borrowing costs. Keep taxes, insurance, upkeep and any other recurring costs visible without counting them twice.
