Units and rounding
Currency inputs are US dollars. A percentage input of 6 means six percent, not 0.06. Fields labeled months use whole months. Calculations retain precision internally and round displayed figures; timing and payment conventions are stated in each model.
Model-specific limitations
The biweekly tool uses an annual-extra-payment approximation rather than an exact fourteen-day servicing calendar. The APR-related model reports a cost-equivalent annual rate, not a legally compliant disclosure APR. A fixed-rate amortization model is not an ARM, HELOC or reverse-mortgage contract.
What the models cover
The models are checked against representative examples and edge cases. Taxes, insurance, maintenance, variable rates, deductions and future values remain assumptions where entered; a precise result is only as reliable as those inputs.
