Down payment versus preserving liquid reserves

For a large purchase, the most useful comparison may be a smaller jumbo loan against a conforming high-balance loan, where the county limit permits one. Do not empty reserves merely to cross a category boundary. Compare the resulting payment, closing charges and remaining accessible assets.

Complex income, concentrated stock holdings, multiple properties or a unusual property can change the underwriting file. Ask which assets count as reserves, whether haircuts apply and how any pledged-asset or relationship condition affects the actual offer. A quoted rate with a banking relationship condition is not an unconditional rate.

Eligibility and property review for this route

Lenders can differ substantially in reserve requirements, acceptable income, property types, credit profiles and maximum leverage. Complex compensation, business ownership and concentrated assets deserve an early documentation discussion. A different lender’s jumbo minimums are not universal program rules.

Are jumbo loans always more expensive than conforming loans?
