A Certificate of Eligibility supports the benefit review; it does not approve the mortgage. A lender still assesses the credit and income file and the proposed property. A price above the supported value or a transaction with limited remaining entitlement can change the required cash.
Build the payment with taxes, insurance and association dues as well as principal and interest. When a funding fee applies, compare paying it in cash with financing it where permitted. Financed fees increase the loan balance and the interest paid on that balance. Use VA’s actual fee and exemption rules, not a universal fee copied from a prior transaction.
