Rental coverage is not the same as cash flow after all expenses
Ask whether the lender uses the lease, appraiser-supported market rent, an actual short-term rental history or another approved method. Confirm vacancy treatment and exactly which expenses are in the denominator. A favorable ratio calculated with the wrong definition is not a useful underwriting result.
For an interest-only quote, check whether the underwriting ratio uses the interest-only payment or an amortizing payment. For a short-term rental, do not replace supported revenue with a nightly price multiplied by full occupancy. Compare a conservative operating budget separately from the lender’s ratio.
Eligibility and property review for this route
These programs generally target eligible non-owner-occupied investment property, with provider-specific credit, leverage, reserve and property requirements. Qualifying primarily through property cash flow is not the same as having no documentation or no personal financial exposure. Review guarantees and ownership requirements.
Costs and Payment Terms for DSCR Rental Property Loans
Inspect points, rate, permitted leverage and prepayment provisions as a package. A lower rate with a restrictive prepayment structure may not fit a near-term sale or refinance. Use the proposed taxes, insurance and association costs in the lender’s required ratio.
Illustration: $3,000 monthly rent divided by $2,400 PITIA equals 1.25. If the relevant monthly obligation rises to $2,700, that ratio falls to about 1.11. These calculations do not assume that either ratio meets a lender’s minimum or includes all investment expenses.

Repayment risk and when to choose another route
Strong gross rental revenue does not guarantee profit or approval. Understated expenses, seasonal occupancy and unrealistic rent assumptions can make the project fragile.
Calculate the lender-style ratio and an investor cash-flow budget separately. A ratio that excludes repairs, vacancy or management cannot replace an operating forecast. Ask what rent evidence is accepted and model the impact of a lower appraised rent or a higher insurance quote.
Questions About DSCR Rental Property Loans
Is every DSCR calculation based on net operating income?
No. Different products use different definitions. This site separates a rent-to-housing-payment illustration from an NOI-to-debt-service illustration so the two are not silently treated as equivalent.
Does the comparison start a loan application?
