Illustration: rent of $3,000 divided by $2,500 PITIA equals 1.20 under a residential rent/PITIA method. That ratio does not deduct every vacancy, repair or management expense. Compare it with the lender’s actual definition and a separate rental operating budget before choosing financing.

Avoid an unequal cost comparison

A lender’s coverage ratio is not an investor’s net profit margin. Do not omit repairs or management from the operating budget.

Use the same property or clearly label a different housing scenario. Match the net funds advanced, holding period and costs being counted. Principal repayment consumes cash but reduces debt; fees and interest are borrowing costs. Keep taxes, insurance, upkeep and any other recurring costs visible without counting them twice.
