The space mix can change both the appraisal and the lender

A storefront with apartments is not automatically eligible for ordinary home financing. The lender may review commercial leases, owner occupancy, zoning and the building’s income differently. Separate the business’s operating cash flow from the real estate’s rent when both are involved.

Property and collateral requirements

Document the actual layout, legal use, tenant mix and income sources. Ask how a ground-floor business, owner occupancy or a vacant commercial unit changes the review. A residential rental loan should not be assumed to accept a mixed-use building merely because apartments are present.

Compare payment, upfront cash and exit cost

Separate the property price from the full ownership or project cost. Add taxes, insurance, association charges where applicable, repair/completion requirements and reserves. For income-producing property, use a separate operating budget with vacancy, maintenance and management rather than treating gross rent as spendable profit. Ask whether valuation or property-condition issues change the required cash contribution.
