Occupancy and orders belong in the financing decision

A home bought for current occupancy and a property retained after a future move create different financing questions. Give the lender the actual intended use and applicable orders; do not describe an investment purchase as owner-occupied to obtain different terms. Confirm how allowances and other compensation are treated.

Income and qualification review

Separate base pay, allowances and temporary components so the provider can assess them correctly. Consider how an assignment change would affect occupancy, rental plans and the household budget. Buying a home should not depend on an unsupported assumption that a future posting will leave every cost unchanged.

Compare payment, upfront cash and exit cost

Compare the same property and loan purpose across documentation routes. Show the down payment, mortgage insurance, points, lender fees and retained reserves separately. A lender’s higher qualifying-income calculation does not make a larger payment comfortable. Test the payment using income you can reasonably maintain, including a lower-income scenario when earnings vary.
