Reconcile transfers between accounts, refunds, loans and other non-revenue credits. Ask how the lender treats business expenses and your ownership share. A large deposit total can produce a smaller qualifying-income figure after the required adjustments.
Compare the documentation benefit with rate, down payment, reserves and fees. A bank-statement loan is not a no-documentation loan. Requirements described by a particular lender apply to that lender’s program, not every alternative-documentation mortgage.
