How the mortgage-option selector builds a shortlist

This selector does not score credit or submit an application. It filters the site’s product routes using the goal, property/use and documentation profile you choose, then returns routes that are relevant enough to investigate next.

The selector uses a local, deterministic ruleset. Your purpose narrows the route family; property/use removes routes that conflict with the selected occupancy or property context; the income-documentation profile adds relevant alternative-documentation routes where applicable. An optional state selection adds a state resource, not an eligibility decision. The tool stores no application and requires no personally identifying information.

  • It does not check credit, income documents or property eligibility.
  • It does not rank lenders or return personalized offers.
  • State selection links to local resources but does not verify that a product is currently available from a provider.

How to interpret the output

Example: choosing purchase + primary residence + self-employed can return conventional purchase routes together with documentation alternatives such as bank-statement routes. That means “compare these structures,” not “you qualify for these loans.”

What the result includes

The result links to product parameters, costs, document considerations and alternatives. A selected state adds its official-program resource page. No provider is contacted and no personal data is required.

What to do with the shortlist

Open the relevant products and model the transaction with your own figures. When you obtain written lender terms, use the quote-comparison tool for supported fixed-rate loans. Actual availability and eligibility must be confirmed directly with the provider.
