Refinance Options to Remove Mortgage Insurance

Compare refinancing to remove mortgage insurance with retaining the current loan or requesting eligible PMI cancellation. Include the new rate, fees and term before treating the missing insurance payment as a saving.

Compare the structure and costs first; final eligibility and terms come from the provider.

Loan routes for this transaction

Financing route When to compare it
Private Mortgage Insurance Removal Options Check whether the current conventional PMI can be removed without refinancing.
Conventional Mortgage Loans Compare the proposed replacement mortgage.
Mortgage Refinance Comparison Calculator Model fees, remaining balance and holding-period costs.

Calculate the net payment change, not only the insurance removed

A new mortgage can eliminate one charge while increasing interest or extending repayment. FHA insurance and conventional PMI have different rules. Obtain a complete new proposal and compare it with the current loan’s remaining payment schedule, not a new full term for both options.

Terms to confirm before choosing the route

Include the new rate, closing costs, financed fees, insurance and remaining term. A higher note rate can offset the insurance savings. Compare keeping the current loan, an eligible insurance-removal request and a new mortgage at the same future date.

A specific financing scenario

Illustration: removing $120 monthly insurance while increasing principal and interest by $180 raises the combined payment by $60 before other changes. The insurance line alone gives the wrong conclusion.

Compare payment, upfront cash and exit cost

Price the change against leaving the existing arrangement in place where that is an option. Include cash paid now, charges financed into a balance, any added monthly payment and the obligation remaining at a sale or refinance. If the choice changes the term or releases cash, label those differences. A payment reduction alone is not proof of a lower-cost transaction.

Run the relevant calculation with your own figures; a modeled amount is not an approval or provider quote.

How to move from comparison to the actual provider

Choose the product route that addresses the circumstances above. Confirm that the actual provider accepts the income, property, state and transaction purpose. Request the current documentation and written terms through its verified channel, then compare an alternative on the same assumptions. Do not upload documents or rely on a financing deadline merely because a comparison tool returned a result.

Transaction limits and repayment risk

Do not label a refinance as savings simply because the new quote has no PMI. The complete payment and cost comparison may show a different result.

Questions about this financing route

Could keeping my current loan be cheaper?

Yes, depending on its rate, insurance treatment, remaining term and the cost of a replacement. Evaluate the actual alternatives rather than assuming refinancing is required.
