Private Mortgage Insurance Removal Options

Compare ways to remove eligible conventional private mortgage insurance without assuming a refinance is necessary. Start with the existing loan, balance and servicer’s applicable cancellation requirements.

Compare the structure and costs first; final eligibility and terms come from the provider.

Loan routes for this transaction

Financing route When to compare it
Loan-to-Value Calculator Calculate a simple balance-to-value ratio.
Refinance Options to Remove Mortgage Insurance Compare a new loan only after checking direct removal.
Property Value and LTV Review Understand which valuation method the servicer requires.

PMI and FHA mortgage insurance are not interchangeable

Ask the servicer which cancellation or termination route applies, what payment history and valuation evidence are needed, and how to submit the request. A new online home-value estimate does not by itself cancel insurance. Separate borrower-paid PMI from other insurance arrangements.

Terms to confirm before choosing the route

Ask the servicer which removal path applies, what balance or value basis it uses, and which payment-history or other conditions remain. Compare the cost of any required valuation with expected savings. Keep a record of the written request and response.

Illustrative transaction

A specific financing scenario

Illustration: a $240,000 balance against a $300,000 value gives an 80% simple LTV. Whether that establishes a cancellation right depends on the applicable value basis, loan rules and other conditions.

Documents and transaction inputs

Document or information How it is used
Current mortgage type, original and current balance, payment history, property value evidence and servicer instructions Keep the current version and confirm the actual provider’s requirements; no upload is requested here.

Compare payment, upfront cash and exit cost

Price the change against leaving the existing arrangement in place where that is an option. Include cash paid now, charges financed into a balance, any added monthly payment and the obligation remaining at a sale or refinance. If the choice changes the term or releases cash, label those differences. A payment reduction alone is not proof of a lower-cost transaction.

Run the relevant calculation with your own figures; a modeled amount is not an approval or provider quote.

How to move from comparison to the actual provider

Choose the product route that addresses the circumstances above. Confirm that the actual provider accepts the income, property, state and transaction purpose. Request the current documentation and written terms through its verified channel, then compare an alternative on the same assumptions. Do not upload documents or rely on a financing deadline merely because a comparison tool returned a result.

Transaction limits and repayment risk

Do not assume a public home-value estimate or renovation spending automatically meets the servicer’s requirements. Verify the actual process before relying on savings.

Questions about this financing route

Can I use conventional PMI-removal rules for an FHA loan?

Not as a blanket approach. FHA insurance follows a different framework. Identify the current loan and obtain the correct program-specific guidance.
